Dear Mayfair Lane residents,
We have updates for you:
Lane Restoration Project
Steel: Steel contractors are still making their way down the Lane. They are now working on the bridge between the middle and back sections. TRM estimates that they will be finished with all sections’ steel repair by mid September.
Concrete/waterproofing: Concrete contractors are installing the concrete forms to be used for the concrete pouring. For maximum efficiency, they will pour the concrete for all sections after the steel has been repaired on all sections, instead of pouring concrete on each section after its steel has been repaired. Once contractors pour concrete, it will take approximately seven days to cure, since an additive will be used that enables quick curing. Following curing, the concrete will be tested to see if it is ready for the waterproofing membrane. Entering the upper Lane is already prohibited for safety, but at the “waterproofing membrane” point of the project, it will be absolutely critical for everyone to stay off the upper Lane. ANY walking on the waterproofing membrane can result in small tears, which will nullify its waterproofing purpose and ultimately cause costly repairs.
Planter beds: Each planter bed will receive a waterproof membrane, and copper flashing will be installed between houses and planter beds. Where necessary, the underside of cracked planter beds will receive epoxy injections. Planter bed drains have been augered.
Intact front section: Regarding the front section of Mayfair Lane, where the concrete was not demolished: Structural engineers have assessed the area and have confirmed that the concrete there does not need replacement. (Repairs were done there decades ago, which prevented the major damage seen on other areas of the Lane.)
Fieldstone & new drainage: Soon the landscaping company will provide samples of the fieldstone for the upper Lane; all Lane members will have the opportunity to see the samples. Additionally, contractors will install slot drains between the bridges and the concrete Lane structure. These will channel the water away from the bridges to prevent water damage. (Damage to the current steel connections on the bridges is extensive due to water damage caused by lack of proper drainage.)
Parking
Mayfair Lane is an active construction area. Unless it’s an emergency, do not enter any section of the upper Lane. Parking is still prohibited on the lower Lane. Neighbors who need accommodations can contact our Construction Manager, Lou, using the information we sent in the August 23 email.
Lost and Found
On the lower Lane, a Board member found a gold heart necklace with the letter “L” on it. If this belongs to you or someone you know, please let us know.
